Clear all gutters and downpipes and confirm that water flows correctly - providing before-and-after photographs of the gutters Inspect the downpipe joints and an area of water staining, advising if any repairs are needed Clean, prepare and apply a suitable exterior paint to timber fascias and soffits Keep all soffit ventilation slots completely clear Repair (or replace) the weathered timber front-door threshold Prepare and repaint the threshold and ensure it remains weathertight against the door frame Remove deteriorated sealant around the rear patio door and apply new exterior-grade sealant The property is three storeys, so you must have suitable professional access equipment

The list covers four areas: Decorating and repairs: touching up paintwork on the staircase woodwork, including wood filler where needed. Filling, sanding and repainting a stained patch of ceiling. Re-caulking two bathrooms. Mounting and hanging: living room curtains, several mirrors and artwork around the house. Walls are a mix, so the right fixings for plasterboard and masonry will be needed. Smart home and security: fitting smart cameras and bulbs, removing a redundant outdoor Yale alarm box and replacing it with a SimpliSafe bell box and plaque, plus opening an outdoor key safe. Odds and ends: swapping a burr in a coffee grinder, repotting houseplants. You'll need your own tools, including a drill, ladder and basic decorating kit. I'll supply all materials unless you'd rather source anything yourself. Good communication and turning up when you say you will matter as much to me as the quality of the work. Happy to walk through everything at the start and then leave you to it. Splitting it across two shorter visits is fine too. The light fitting above the breakfast bar is handing off the ceiling. The bathroom door is constantly jamming; my girlfriend cannot get out without my assistance if it sticks. The washing machine potentially needs servicing, it is functioning okay, but timer jumps to from 2hrs to 6hrs sometimes. The dishwasher is not properly fitted into the kitchen; it fell out of the cabinet causing our plates to fall out. The washing machine is also not fitted to the kitchen properly. The kick board is not fitted, and appliances are not usable with it on. The fridge door has dropped and needs refitted. The radiator in the main room is hanging off. Several plug sockets are hanging off. Several kickboards and floorboards are loose and about to fall off. Extractor fan is not working in the bathroom

Pond is leaking from the inside glass partition needs sealing

I need someone to help put a few things back in place/ make the place look better before I move out. - I need a door re-hanging as it’s currently on upside down - I need a door handle added to the door - I need two tv brackets taken off the wall, holes filled in so that I can paint over - Light bulb to be fitted to my kitchen light, the casing has cracked and I’m unsure how to re-attach (see pictures) I do possibly also have a job to paint all walls as a once over to cover any marks / scratches and gloss the skirting boards - but this would depend on pricing. The budget is for the first 4 jobs.

Quite a simple job, as I was cleaning the kitchen sink, the plughole dosen't seem to attach to the drain anymore, I think it's just because the filaments got used in time. And as we're doing this I was thinking to might as well do a cleaning of the sink unit. There is a hardware store 2 mins from my building in case we need replacements.
