The fan has three wires and the wiring is not very clear in our house where the fan will be fitted. The wiring seems to be non standard so we need an electrician that can properly test the wiring so that the fan is installed correctly and safely. This is not just the usual two wires for a light fitting otherwise I would have done it myself. I just don't want to risk it being installed incorrectly! I purchased what I thought was the correct replacement, but it appears the fittings/washers aren’t compatible with my existing pipework. The chandelier is quite heavy so I imagine we will need to lift floorboards upstairs and either fix it to a joist or install a structural timber support. The ceiling is modern plasterboard. During the visit, I would be grateful if you could: -Measure and state the affected area in square metres, and what proportion of the total ceiling this represents. -Check the ceiling for sagging, softness, delamination of the paper facing, crumbling edges, or nail and screw pops. -Where reasonable access allows, inspect the reverse side of the plasterboard and the void above it. I do not know what access exists; if reaching it would require lifting flooring or forming an opening, please tell me what is involved and price it separately rather than proceeding. -Give your written opinion on whether the plasterboard is sound, or whether any part of it requires cutting out and replacing. When writing your quote please itemise it under the following headings: -Access and protection Access equipment, dust sheeting and protection of the room and its contents (the property is occupied and furnished). -Stain-blocking and redecoration Preparation of the affected ceiling, application of a stain-blocking primer (please specify the product proposed) and finishing coats of emulsion. -Plasterboard replacement — provisional Should any sections of plasterboard be found saturated, blown or otherwise beyond drying out, please price for cutting out and replacing those sections, skimming and making good ready for decoration. -Caulking to wall / ceiling junction Raking out and applying flexible caulk to the cracks at the wall and ceiling junction, made good and overpainted. -Waste removal and making good Removal of all waste and leaving the room clean and usable. You will need to bring a nail cutter or grinder, as nails are rusty, and it is not a front-fix seat, but I have a new front-fix seat to put on, which is really easy; it's just the stubborn bolts. Toilet is clean and will be if attended to.

I've built up a backlog of small household jobs and would like them done in one go by someone reliable and tidy. Roughly a full day's work. Just as importantly, I'm hoping this becomes a longer-term arrangement. I'd rather find one person I can call whenever something needs doing than start from scratch each time, so trust matters a lot to me. If this first day goes well, there will be steady work. The list covers four areas: Decorating and repairs: touching up paintwork on the staircase woodwork, including wood filler where needed. Filling, sanding and repainting a stained patch of ceiling. Re-caulking two bathrooms. Mounting and hanging: living room curtains, several mirrors and artwork around the house. Walls are a mix, so the right fixings for plasterboard and masonry will be needed. Smart home and security: fitting smart cameras and bulbs, removing a redundant outdoor Yale alarm box and replacing it with a SimpliSafe bell box and plaque, plus opening an outdoor key safe. Odds and ends: swapping a burr in a coffee grinder, repotting houseplants. You'll need your own tools, including a drill, ladder and basic decorating kit. I'll supply all materials unless you'd rather source anything yourself. Good communication and turning up when you say you will matter as much to me as the quality of the work. Happy to walk through everything at the start and then leave you to it. Splitting it across two shorter visits is fine too. The large hot tub is inflated and empty, but it has not been used for over a year and needs to be thoroughly cleaned and serviced to make sure that everything works and any punctures repaired. Quite a simple job, as I was cleaning the kitchen sink, the plughole dosen't seem to attach to the drain anymore, I think it's just because the filaments got used in time. And as we're doing this I was thinking to might as well do a cleaning of the sink unit. There is a hardware store 2 mins from my building in case we need replacements.
Literally the best experience, good price, good communication, was very fast and efficient. Very good. Would gladly book him again!
