I have a second-storey tiled balcony approximately 7 years old and would like to have it inspected and resealed as preventative maintenance. The balcony itself is generally in good condition and I am not looking to retile or fully regrout it. The main work I’m looking for is: * Inspect the balcony for any potential water-entry points * Remove and replace deteriorated/cracked perimeter sealant where the floor tiles meet the walls * Check and reseal corners, balustrade posts, door threshold and other junctions/penetrations as required * Check for any isolated cracked grout or other obvious defects * Advise whether a penetrating sealer over the tiled/grouted surface would be worthwhile * Ideally water test the repaired areas afterwards if appropriate I’ve recently had leak repair work completed nearby, so I’d like to make sure the rest of the balcony is properly maintained and watertight to reduce the chance of future issues. Access is straightforward through the upstairs room. Located in Carrum, VIC.
