The fan has three wires and the wiring is not very clear in our house where the fan will be fitted. The wiring seems to be non standard so we need an electrician that can properly test the wiring so that the fan is installed correctly and safely. I purchased what I thought was the correct replacement, but it appears the fittings/washers aren’t compatible with my existing pipework. The chandelier is quite heavy so I imagine we will need to lift floorboards upstairs and either fix it to a joist or install a structural timber support. The ceiling is modern plasterboard. You will need to bring a nail cutter or grinder, as nails are rusty, and it is not a front-fix seat, but I have a new front-fix seat to put on, which is really easy; it's just the stubborn bolts. Toilet is clean and will be if attended to.

I’m looking for an experienced plumber/heating engineer to carry out full maintenance and cleaning of all radiators in my flat while the building’s communal heating system is currently drained. The flat’s heating circuit should be capable of being isolated from the communal system – this has been done by previous engineers. I would therefore like the engineer to identify and close the appropriate isolation valves before the communal system is refilled. For all radiators, I would like: • Individual flushing/cleaning to remove sludge, magnetite and debris, removing and flushing radiators where appropriate • General inspection for corrosion or leaks • TRVs and lockshield valves checked for correct operation/seizing • Valves, tails, connections and fittings checked and replaced where necessary • Bleed valves/vents checked • Any other sensible preventative maintenance while the system is drained • The flat/radiator circuit appropriately isolated and left safe before the communal system is refilled • Once appropriate, the radiators refilled, vented and checked for leaks and correct operation This is a communal heating system, so I am not requesting a powerflush or chemical treatment of the whole building system. The important requirement is that the necessary isolation and any work requiring the communal system to be empty must be completed before Monday, when the building system is due to be refilled. Please let me know your experience with communal heating systems/radiator maintenance, the flushing method you would use, and your availability before Monday.

Re-caulking two bathrooms. Mounting and hanging: living room curtains, several mirrors and artwork around the house. Walls are a mix, so the right fixings for plasterboard and masonry will be needed. Smart home and security: fitting smart cameras and bulbs, removing a redundant outdoor Yale alarm box and replacing it with a SimpliSafe bell box and plaque, plus opening an outdoor key safe. Odds and ends: swapping a burr in a coffee grinder, repotting houseplants. You'll need your own tools, including a drill, ladder and basic decorating kit. I'll supply all materials unless you'd rather source anything yourself. Good communication and turning up when you say you will matter as much to me as the quality of the work. Happy to walk through everything at the start and then leave you to it. Splitting it across two shorter visits is fine too. Quite a simple job, as I was cleaning the kitchen sink, the plughole dosen't seem to attach to the drain anymore, I think it's just because the filaments got used in time. And as we're doing this I was thinking to might as well do a cleaning of the sink unit. There is a hardware store 2 mins from my building in case we need replacements.
