1. Internal Door Adjustment * One internal door does not lock properly when closed. * Door appears slightly misaligned and needs adjusting so the latch catches correctly. 2. Front External Door Repair * Part of the front door frame/panel is deteriorating due to age and material is falling out. * Area needs to be filled/repaired, gap-filled where necessary, and painted. * Only the repaired section requires painting. 3. Bedroom Windows – Possible Water Ingress * Swelling/damage visible above both bedroom windows. * Needs inspection to identify where water may be getting in and repair as required. 4. Ceiling Gap Filling * Black dust/debris is falling through from the ceiling area. * Gaps/cracks need to be sealed/fillled to prevent further debris coming through.

We have a kohler toilet that is running. I think that the seal needs to be replaced. We have an internal bathroom sliding door that is not sliding very well. I think that it has come off its tracks, which may need to be adjusted. There is an old balcony door that it is not latching properly. Adding a simple latch may fix it, but it may also need a longer bolt. As I'm pretty sure that the toilet is a simply fix, I'd really like to find some one to do all three jobs. Airtasker always asks me to estimate the price, but I am asking for quotes to find out what it will cost, because I don't know. Please treat the estimate that I have given with a grain of salt.

(1) I have some ceiling holes made by an electrician that need to be patched (I have the pieces of gyprock), and a couple of smaller 10mm drill areas (2 through plaster and 2 through brick) than need to be filled with an appropriate filler. And then painted as below. (2) There are a few small patches around the areas of the holes that have glue on the wall and/or paint ripped off from previous ducting that needs sanding back/off, then painted. (3) I will provide ceiling and wall paints for you to paint the affected areas once patched. See photos. The ceiling at the highest point where most of the holes are is 3.6m. One of the areas is under a stairwell, which might be reached by a stair-compatible ladder or possibly from the stairs at the same level on the other side. See Photo of stairwell. This is a residential property, there are no access issues, it is my home. Parking: There is no dedicated parking, I can provide all-day street parking permits. Usually it does not take long to get a park during a weekday.

There are two tasks. 1) Install new towel rail. This may include drilling into bathroom tiles (porcelain) with appropriate tools to avoid cracking, and may require sealing holes (e.g. with silicone) from the old towel rail's bracket/screws - if the new towel rail fitting does not cover them. 2) Install wardrobe clothes rail with 1 or 2 new wall bracket. The new metal wall bracket will replace an old plastic wall bracket. Parts will be supplied - specifically, the new towel rail, bracket and screws; as well as new metal wardrobe wall brackets. The tasker may need to bring a power drill and silicone.

Install Kilargo Weatherseal on front door. The existing channel is a few mm too shallow, needs to be deepened. Width of existing channel is 15mm.

Had old pelmet removed and left with damaged ceiling. Needs to repair and restore the area so it looks clean, smooth, and ready for paint.
