Last month, I noticed a water leak through the garage ceiling from the upstairs shower. When inspected the shower, I noticed a straight crack in the grout joint of the floor title. Refer to the before and after photos. I removed the grout from this straight joint and around the drain cover and refilled it with silicone. Left it to dry for a few days but it’s still leaking a few minutes after opening the tap. The grouting in the rest of tile joints is not perfect but looks intact. I’ve also attached a photo which was taken from downstairs through a powerpoint opening in the garage ceiling. The water mainly starts dripping from the around the drain point but plumbing seems ok. I need someone to find the main issue and repair it (potentially by applying epoxy grouting to the floor and first row of wall tiles and reapplying all silicones around). So the gutter is not in the right angle and it accumulates water and dirt over time, need to adjust it to a right angle so the water will just flow and flush down the dirt and leaves when raining. May need to add additional down pipe if necessary

A double story rain gutter needs clean.

Metal sheet corroded and leaking. Requires temporary silicone (roof or marine grade) to seal until properly repaired. Second floor access. Needs to be cleaned out dried and sealed with generous silicone.

A routhly 3m portion of eaves have been professionally removed and disposed of. Jobs requires this portion to be replaced with cement sheeting, sealed and completed without painting. Please see photos.
