I have a second-storey tiled balcony approximately 7 years old and would like to have it inspected and resealed as preventative maintenance. The balcony itself is generally in good condition and I am not looking to retile or fully regrout it. The main work I’m looking for is: * Inspect the balcony for any potential water-entry points * Remove and replace deteriorated/cracked perimeter sealant where the floor tiles meet the walls * Check and reseal corners, balustrade posts, door threshold and other junctions/penetrations as required * Check for any isolated cracked grout or other obvious defects * Advise whether a penetrating sealer over the tiled/grouted surface would be worthwhile * Ideally water test the repaired areas afterwards if appropriate I’ve recently had leak repair work completed nearby, so I’d like to make sure the rest of the balcony is properly maintained and watertight to reduce the chance of future issues. Access is straightforward through the upstairs room. Located in Carrum, VIC. Looking for someone experienced specifically with balcony waterproofing, sealing and leak remediation, rather than general handyman work.

I have an upstairs tiled balcony with a large aluminium sliding door. There is a visible gap and deterioration along the bottom of the door frame/threshold only, and I believe water is getting through this area and leaking into the ceiling downstairs. I’m looking for someone experienced in balcony waterproofing, sliding door thresholds and water ingress repairs to properly diagnose and repair the issue. There have been previous attempts to seal the bottom of the frame with silicone or similar material, which has now deteriorated and separated. This old material will likely need to be removed and the area properly cleaned back before repairing it. I do not want another layer of silicone applied over the existing problem. I’m looking for a proper long-term repair that addresses how water is getting underneath the bottom of the frame. I would strongly prefer the door and frame to remain in place if possible. The frame is solidly plastered into the wall internally and the external render finishes directly against it, so removing the whole frame would create considerable additional work. Job to include: * Inspect the bottom threshold/frame only and identify where water is entering * Remove failed silicone/sealant and previous repair material as required * Inspect the junction between the frame, balcony tiles and waterproofing * Repair/reinstate suitable waterproofing, flashing, membrane or sealing as required * Neatly finish the area and water test if practical There are no known issues with the top or sides of the door. I’m looking for an experienced renderer to repair and re-render part of an exterior wall on an upstairs balcony in Carrum. Recent roof and gutter repairs around this wall have left some of the foam backing exposed near the top. The wall is approximately 3.2m high. The left section is about 97cm wide and has foam backing behind the render, while the adjoining section to the right has brick backing. There was previously a crack in the foam-backed section as the house settled, around the point where the different substrates meet. This was temporarily patched and painted, but I would now like the area properly repaired and re-rendered. My preference is to: 1) Re-render just the foam-backed section on the left, from top to bottom, rather than the entire wall if practical 2) Properly repair the exposed foam and previous cracked area 3) Include an expansion/control joint where the foam-backed and brick-backed sections meet if this is the appropriate way to prevent future cracking 4) Match the existing rendered texture and Colorbond Monument colour as closely as possible The entire two-storey wall is likely to be repainted shortly afterwards, so an absolutely perfect colour match isn’t essential. Access is from the upstairs balcony. Photos show the wall, exposed foam, previous repair and approximate dimensions.
