All the mixer taps in the apartment are really stiff and hard to control. The kitchen mixer tap is installed so that cold is to the back and hot is to the front. The shower head in the bathroom rotates but doesn't change the flow.

When someone flushes the toilet, a bit of water leaks from the base. I’ve cleaned and dried the area, but it would be best for a plumber to take a look and fix it properly. I’ve placed a small towel around the base in the meantime to keep it dry. Also, if possible, could the plumber check the metal bar connected to the shower glass? It seems a little delicate, so it would be great to make sure it’s secure without damaging it. Please note too much pressure on the bolts may cause the glass to shatter, so the screw should only be tightened just enough to stop the wobble. We have a blocked toilet that needs more than just a plunger. We believe the blockage is much deeper in the pipe line. There is also a hole where the bottom of the toilet meets the pipe that needs patching. Maybe mortar or expanding foam? Not sure.
