Handyman / General Maintenance & Touch-Up Painting Let me know hour rate We’re looking for an experienced handyman who is handy on the tools to complete a few general maintenance and touch-up jobs around our home before we list the property for sale. The jobs include: • Sand and repaint the front porch fascia and roof corner • Repair or replace the rusted and damaged roof “witch’s hat” vent pipe • While on the roof, clean the exterior of one of our skylights • Complete some general touch-up painting around the house where required We’re looking for someone experienced, reliable, with good attention to detail and comfortable working at heights/on a roof. You will need to have the appropriate tools and equipment to complete the work safely. We can supply the matching paint for the touch-ups. Any other replacement materials or parts required can be discussed and either supplied by us or added to the cost. Please see the attached photos for the main areas that need attention and let me know your experience and availability. There may also be some additional small maintenance jobs that can be discussed on the day.

Looking for an experienced carpenter/deck builder to remove and replace two existing timber deck pathways and repair a small deck area at the front of a cubby house at my rental property. Scope of works: * Remove and dispose of existing timber decking boards. * Supply and install new low-maintenance composite (eco/composite) decking that won’t require painting or staining and is resistant to rot. * Replace any damaged framing if required (please advise if additional work is needed after inspection). * Remove all rubbish from site. Deck sizes: * Path 1: 2,640mm (L) x 1,200mm (W) * Path 2: 4,780mm (L) x 1,200mm (W) * Small deck area in front of cubby house (see photos) – the timber has rotted and needs replacing. Total decking area is approximately 8.9m², plus the small cubby section. Please quote: * Supply and installation of composite decking. * What brand/product you recommend. * Timeframe for completion. * Any warranty on workmanship.

Needing some minor roof maintenance completed before we can finalise an insurance claim for a small water leak. We require someone suitably qualified so we can provide evidence of completion to our insurance. Some extra things are recommendations from our building report in September last year. Work required: * Repair deteriorated silicone seals to dry pan flashing. * Remove debris from box gutters, gutter guard and roof sheets/flashings. * Re-secure loose mesh gutter guard. * Adjust apron flashing to eliminate gaps and exposed fixings. * Seal gap between cladding and roof framing. * Replace perished sealant. * Paint exposed timber rafter ends. Unfortunately, due to an injury, I can’t safely get back onto the roof to take additional photos, so please refer to the attached building inspection images to give an idea. Need professional quote for maintenance of Smith st Fitzroy property. Property is up for sale and has several defects mentioned in a Building Report. Building report and issues need to be examined and estimate of repairs need to be presented in pdf invoice with photographs. This job includes roof inspection therefore person needs to be able to get onto the roof through window. I have 1x ladder but other equipment may be necessary. Job has to be completed by 10:30am therefore recommend arrival time 8:30am.
