Need to get a large hole and small dent repaired, plastered and re- painted. Large hole is approximately 45cm long x 20cm wide and small dent is approx. 10cm long x 3cm wide. Job can be done from 30th or 31st December.

Tape plastic masking around the opening and along the floor. Cut some framing members to fit the opening and stick two rows of thick expanding foam weather stripping along the face of the boards that will be pressed up against the opening and the floor. Assemble this rectangular frame into the opening with the weather stripping pressed up against the opening and the floor, and minimally screw the top and sides in place. This will only leave two or three small screw holes in the the top and sides to patch when you take it out, and the plastic layer will prevent the weather stripping from blocking (sticking to the paint). Complete the rest of framing on 16" centers like normal, cut them carefully so you can press then in place and put press the frame against the floor, which will not have any screws in it. Toenail the studs into place, careful with fastener length and placement so as not to drive completely through the framing members on the perimeter. Cover both sides in drywall, and stick tear away bead around the entire perimeter on both sides. Tape, mud, prime and paint both sides and then remove the tear away strip on the tear away bead. This will leave a nice straight clean edge all the way around, and then carefully trim away the excess plastic masking. Looking for a very sold, and clean installation that is completely reversible as I plan to demolish it in 2-3 years. have these wall bed frame panels that then need to be hang up for both sides.Thanks 🙏

I need someone to look at two old canvas retractable awnings outside an apartment and advise if they can be rescued. One is rusted shut but it may be fixable as it's a recent development. Because it's a rental property I need to notify the tenants before anyone goes there. Strong preference for fixing as the body corporate will make replacement difficult, and the quotes I have on replacement are sky-high. Fee is for attending, detailed report and measuring the size of the awning so I can work out if the replacement costs are fair. I can't go in person atm. You don't need to go into the apartment but you'll need a hook of some kind to pull the awnings down. If you think you can fix it you can quote direct to me, or advise extra fee while on site. I do have an agent managing the property but they are not being much help in this case. Job can be done any time between 8am-6pm by arrangement, but ideally between 8-11 am as that's when I'm most available on the phone.
