Licensed plumber needed to investigate and repair a leak from my ground-floor courtyard into the basement carpark. Water is dripping from a stormwater drain/PVC trap on the underside of the slab. An Owners Corporation consultant believes the leak is likely from the courtyard floor waste/puddle flange assembly or PVC pipework beneath the slab. I have the report and photos. I have received a Section 48 notice requiring rectification and evidence (photos, invoice, warranties) within 28 days, so this is time-sensitive. Scope (first visit): 1. Inspect courtyard floor drain, grate, tiles/screed. 2. Inspect PVC pipework and trap in basement where leak is visible. 3. Test to identify source (e.g. hose/flood test). 4. Perform localised plumbing repairs if practical (replace/repair PVC trap or joints, re-seal connections, faulty fittings). 5. Provide photos of work, a brief summary of findings/repairs, and a tax invoice/warranties. If issue relates to failed waterproofing/membrane or requires more extensive work (e.g. tile/membrane replacement), please make safe and watertight where possible and provide a quote/scope for a separate job. Requirements: • Fully licensed VIC plumber with insurance • Experience with balcony/courtyard leaks and puddle flange/floor waste issues • Able to provide invoice and photos/report for Owners Corporation • Availability within the next 1–2 weeks

There is a problem with the water inlet system of my ice machine. The valve that controls the water level is faulty and causes water to keep filling the machine.
