Awning Window Inspection & Repair Inspect and repair an existing aluminium awning/projected window that is intermittently failing to close and seal correctly. The window is part of an aluminium curtain-wall/grid façade and is located at height. Issue The awning sash is currently unable to close fully against the frame, leaving a visible gap. The issue has previously been intermittent but is now preventing the window from closing flush. The window appears to have an aluminium friction-stay/awning operating mechanism and multiple locking/engagement points. Scope of Works - Inspect the awning window and identify the cause of the incomplete closure. - Inspect the sash for alignment, movement or sagging. - Inspect the friction-stay/awning operating hardware for wear, damage, binding or misalignment. - Inspect the locking mechanism, cams and keepers for correct engagement and alignment. - Check that the sash is closing evenly against the surrounding frame and seals. - Adjust and realign the sash and hardware where appropriate. - Lubricate/service suitable moving hardware where required. - Replace worn, damaged or failed hardware if necessary, subject to approval. - Test the window through multiple opening/closing cycles following repair. - Confirm that the window closes fully, operates smoothly and engages the locking mechanism correctly. Window to close fully and flush with the surrounding frame, with the locking mechanism engaging correctly and the sash operating smoothly and safely.

It’s a 120 cm, 20kg mirror with two keyhole hanging brackets on the back. It’s going onto plasterboard. I want it secured using the studs where possible, or heavy-duty toggle anchors if the studs don’t line up. Please don’t use standard plasterboard plugs. Also would like 3 pieces of artwork hung onto a wall that has panelling on it.

Hi, I’m looking for someone experienced in porcelain / ceramic repair, toilet bowl surface repair or resurfacing to assess and repair a small damaged/stained area inside a toilet bowl in Docklands VIC 3008. There is a small localised yellow-brown/dark brown mark at the bottom of the toilet bowl. It visually looks like dirt/waste, but it is not waste and does not flush or wash off. it appears that the area may be: * rust or mineral staining; * staining embedded in damaged porcelain glaze; or * localised wear/damage to the glazed surface. The toilet itself is otherwise fully functional. I am therefore specifically looking for someone who has experience repairing or resurfacing porcelain in this location, if it can be done reliably. I would prefer to repair the existing toilet rather than replace the complete toilet, as replacement would be considerably more expensive. Please let me know: * whether this type of repair is something you can undertake; * what repair/resurfacing method you would use; * whether the repaired area will withstand permanent water exposure and normal toilet cleaning
