This is a newly renovated bathroom with a ceiling 1900mm x 2080mm. Sparky has installed new lights/fan, just need the ceiling patched up and sanded ready for painting. I need 1 square hole from an old light fitting patched up (approx 430mm x 360mm). Some minor cracks to be patched up as pictured. Then for you to supply and install a basic cornice around the edges. All sanded and ready for painting.

Cut 1 tree branch leaning over fence and roof We need 1 overhead tree branches removed that is leaning from neighbours property onto our roof. No removal of cut branch required. We will dispose of. Care needed to prevent branch falling on roof (has solar panels). Preferred access for removal from our property but can arrange access from neighbours if deemed necessary. Clean out gutters around medium sized four bedroom home. All single story. Good access to all four sides of home.

Water leak into master bedroom picked up in a building inspection report for potential buyer as house on the market. Third story so will need to factor in for access which can be from rear laneway or internal courtyard. Building only 14 years old so should be a somewhat minor issue.

Carefully dismantle and remove existing lead flashing along the full length of the affected roof area. Length of existing flasing is 4.5 meters. Supply and install a Colorbond apron flashing, fixed securely to the wall below the cladding . Supply and install new Colorbond compression flashing against the wall cladding, overlapping the apron flashing to provide a sealed and watertight fitting. Note that the tiles below the lead flashing do not extend to the edge of the vertical wall causing water to pool in the troughs/dips in the lead flashing. Preference is not to replace the lead flashing, instead flash with an apron. Disposal of removed material

Minor water leak into 3rd story master bedroom at townhouse. Tradesman will need to factor in heights and be fully insured and qualified.

Need cleaning of second storey gutters - requires high access. Appropriate safety measures required.

the downpipe of a gutter is blocked. It's one of those that goes underground and hadn't had the chance to dig round to check the design (see picture for ref). We need to fix that and to add another downpipe somewhere around the house. Also the drain in the carport is blocked and needs unclogging. It would be great if you to drop by to look at it for a quote.

We have possums inside the roof of our new renovated house. The tree outside our house has signs of possum droppings each morning. We would like them trapped, removed and possible identification of how they are entering and exiting the roof at night.

Need tv mounted, with cables run back to server room which is able 5m away. Ceiling tiles easy to get cables through. This is located in an office in bentleigh

Seal and clean one side of my gutters

Hi, I am looking for someone who can line the rafters, build some triangular end walls (x 2), hide wires, pipes and insulation to make our attic space more dust proof and user friendly. Currently it is a solid deck about 4m x 3m with access via an attic ladder in our laundry (already in place). Open to ideas as to how to line and dust proof and what materials to use so this is cost effective. Doesn’t need to be an architectural masterpiece just a more functional and less dusty attic space. An access hatch in an end wall would be good to get to the roof cavity in the future if necessary. Laying some carpet would be the icing on the cake. Hoping this can be done in two halves so we can slide our stuff to one side, do one half then slide over and do other half (to avoid bringing it all down). Flexible with timing but ready anytime and before Christmas would be great.
