Leaking hot water pipe under the sink

We have a gas tank hot water unit (AquaMax 390SS) we would like removed and replaced with an electric hot water system in a family home (initially thought we wanted instantaneous gas but the existing gas pipe was of insufficient size) The unit should be more than 300l and we are thinking about the Emerald EE-HWS-A1-320E model

I need to help to 1) Uninstall the D’Lucci Smart Bidet toilet seat (from Bunnings) in my bathroom. I have attached the pictures of the bidet and my bathroom. 2) install the original standard toilet seat back

We need someone to help me fix my toilet. When I press the flush button for a long enough time, the water stops after flushing. However, if I don't press the flush button long enough, the water keeps running (although very little amount). It seems like the flush valve in the tank is not working properly.

Remove old sink mixer which is leaking from the base and the spout (1st photo), and install new sink mixer in its place (2nd photo).
