Issue: In the bathroom (shower and sink only), water temperature suddenly surges to excessively hot even when the mixer is set at a normal range. Once this happens, adjusting the handle does not stabilise the temperature. At the same time, there is a distinct mechanical noise from above, like a valve snapping shut (not the usual “water hammer”). Kitchen hot water is not in use, but no irregularities noticed there. What I need checked: Inspect my tempering valve to confirm if it is working correctly. Assess whether the issue may be related to shared risers or building-level hot water components. Provide a clear written report of findings so I can raise this with building management if needed.
