The hot water in my apartment takes a while to heat up, and then cools down. The pressure also drops with two taps on. I expect it may be a TMV replacement and pressure valves. Unsure what this should cost to fix, so after a quote.

Hot water tap in shower won’t turn off. Needs fixing or replacing. Water just keeps running. We’ve had to turn water off at main. Keen to have both hot and cold taps in shower replaced, plus hot and cold taps on bathroom sink, and hot and cold taps in the bath.

A blockage in the drain under the sink has occurred. We always use a strainer on the kitchen sink. We opened up the s bend to see if we could clear the blockage, but the blockage is further down the drain. We reassembled the drain on the basis we need a plumber.

Shower head washer is loose or broken as water is spurting out of it. Skinny washer and can send photos.

Move water inlet pipe for toilet 100mm higher (to standard height) and move basin waste pipe into wall cavity. Bathroom is on mezzanine level of apartment and waste pipes sit in the bulkhead above kitchen on the floor below. I don’t believe they are cemented into a slab. Also all existing tiles are being removed and replaced and can be damaged wherever necessary. Plumber to return after re-tiling is completed (1-2 weeks) to install / connect new toilet and basin, please.

A tap in my alcove laundry has started leaking.

Fountain water leaks from the base. So it needs resealing. Also need a new tube connecting the pump to the spout. I also need a new timer for our deck watering system

Replace these taps with new black ones. Replace shower head with adjustable shower fitting (black), this will require drilling into the tile I haven’t bought the new taps/shower yet as want to consult with you first so I purchase the right ones
