I’m looking for an experienced carpenter/joiner to repair rotten timber around an existing glazed door/window frame. IMPORTANT – FIXED PRICE / MATERIALS INCLUDED I’m looking for an all-inclusive quote covering labour, materials, Airtasker fees and other expected costs. I’m not looking for a labour-only quote with materials charged separately on the day. I appreciate there may be hidden damage that cannot be assessed from photos, and I’m not expecting you to take on unforeseen work within the original price. I just want the scope and total price for the proposed repair to be clear before work starts. If unforeseen damage is discovered once opened up, please let me know the additional work/cost before proceeding, so I can decide whether to go ahead. Two main damaged areas (see photos): Long rotten section along the horizontal timber between the upper/lower glazing. Rot/deterioration at the bottom/threshold of the frame. I do not want the whole frame replaced. I’m looking for the most economical practical repair to extend its life. Ideally: cut back loose/rotten timber, splice/replace badly damaged sections with suitable timber, use exterior-grade resin/filler for smaller areas, and seal/prime the repair for weather protection. The cause is known: rainwater drips from the balcony above and unfortunately the underlying structural issue cannot currently be rectified. If a simple, inexpensive flashing/protection could help shed water away from the repair, I’m happy to consider it. Please state what repair you propose and your fixed all-inclusive price for that scope. I’m happy to do the final topcoat painting myself to keep costs down.

Emergency pre-winter repair of rotten timber bargeboard (Apex): I need a quick timber repair completed before the winter rains arrive. A section of the wooden bargeboard and underlying fascia near the chimney stack at the roof apex has rotted and needs cutting out and replacing with treated timber, then sealed to prevent water ingress.The house is being fully painted next year, so this just needs to be a sturdy, watertight, weatherproofed fix for the winter. The rotten section is high up at the gable peak. I am looking for someone who can complete this using alternative access rather than setting up full structural scaffolding. Seeking an immediate turnaround. My painter company will do the main work next year and he said I might find someone to do a temp fix in the meantime. I’m looking for an experienced plumber/heating engineer to carry out full maintenance and cleaning of all radiators in my flat while the building’s communal heating system is currently drained. The flat’s heating circuit should be capable of being isolated from the communal system – this has been done by previous engineers. I would therefore like the engineer to identify and close the appropriate isolation valves before the communal system is refilled. For all radiators, I would like: • Individual flushing/cleaning to remove sludge, magnetite and debris, removing and flushing radiators where appropriate • General inspection for corrosion or leaks • TRVs and lockshield valves checked for correct operation/seizing • Valves, tails, connections and fittings checked and replaced where necessary • Bleed valves/vents checked • Any other sensible preventative maintenance while the system is drained • The flat/radiator circuit appropriately isolated and left safe before the communal system is refilled • Once appropriate, the radiators refilled, vented and checked for leaks and correct operation This is a communal heating system, so I am not requesting a powerflush or chemical treatment of the whole building system. The important requirement is that the necessary isolation and any work requiring the communal system to be empty must be completed before Monday, when the building system is due to be refilled. Please let me know your experience with communal heating systems/radiator maintenance, the flushing method you would use, and your availability before Monday.

Garden Wall & Fence (Security Focus) The garden wall faces the street, so I’d like to increase the height slightly for better security. I’m not particular about the materials used—whatever works best. Some parts of the topper have come off. Where there are existing plants/wood, I’m happy for you to tie them together or reinforce them to act as a barrier.
