Boiler keeps breaking down

This is from my tenant: "I am afraid I am having issues with the water temperature since the day I moved in. The hot water in the shower comes on for approximately 1 minute and then it goes stone cold 😕 I noticed the taps of the bathroom sink and kitchen sink are also a bit unpredictable, with not a consistent flow of hot/warm water. But the shower is the biggest issue. Could someone have a look at it please? Also, not sure if relevant, but it appears the boiler is also leaking, which could also potentially be dangerous." The boiler is a Worcester Greenstar 28i JUNIOR combi Mk V Condensing Boiler. I've attached a picture of the boiler pressure. Worth noting is that this has happened a few times in the past year and every time I've paid someone to bring the pressure back, only for the hot water to stop again a few months later. It was also serviced last year in October. So now I am looking for someone to actually fix the boiler not just bring the pressure back temporarily.

Our first floor toilet has a very weak flush that needs to be investigated and fixed. We also have a slight issue with an outdoor drain in our back garden (see video). See pics, the circled fittings need tightening somehow 3. Cut 3 pieces from 3mm perspex sheet (provided) into: 1) 45cm x 30.5cm 2) 29.3cm x 25cm 3) 28.7cm x 25cm No tools provided - you need to provide a fine-toothed saw (or power saw) and clamps. There are 2 plumbing tasks that I need to complete: 1) Replace kitchen mixer tap: I have purchased a new and more modern style tap to replace the current one in the kitchen and it needs replacing. It has new flexi-pipes and I believe all the attachments needed 2) Fix bathroom mixer tap: The mixer in the shower no longer turns properly and we cannot change the temperature of the shower. It is not leaking at all. We either need the current mixer fixed (likely a washer or some internal issue) or the mixer unit replaced. I would prefer not to tear up the shower tiles if possible so a replacement with the same/similar fitting spacing would be ideal. - Due date: Flexible
