Instal new fan and repair damaged roof around fan hole (see images). All electrical allowances are in, simple wire up / fit and repair surrounding area. Hole is 240mm (I already have the correct fan)

Water stain and some blistered paint have appeared on the ceiling, about 40cm from a skylight. Looking for someone experienced with roof leaks to find where it’s getting in and fix it properly. Double story with easy access to the roof. Small sized access to the roof cavity. Plastering and painting will be a separate job once it’s dry, so no need to quote for that.

We run a hostel in West Melbourne and have three separate leak issues that need sourcing and fixing. All of them appear to trace back to the roof. Water is getting into the electrics and tripping power in two third-floor rooms. Inspection cutouts have already been made in the plasterboard along the wall and ceiling to follow the water path. Needs the leak sourced and fixed, then the drywall and ceiling made good. The electrical side will need a licensed electrician — happy to arrange separately or take a recommendation. 2. Room 208 — ceiling leak — HIGH Water comes through the ceiling during rainfall, from the roof above. Plasterboard is visibly sagging along the seam next to the ceiling fan. Inspection hatch already cut nearby. Needs the roof leak found and repaired, surrounding board checked for rot, and the ceiling replaced. 3. Male bathroom — wall and ceiling leak — URGENT Active drips coming through the extractor vent directly above the toilet. Brown staining and peeling paint around the vent and light fitting, water damage running down the corner wall by the window, and a musty smell. Needs the external leak sourced, mould treated, and the ceiling and wall repaired once it's sealed. ​I need a hand swapping out the power adapter for my wall-mounted projector. As you can see in , the projector is mounted quite high, and the cable feeds up into the attic space through the manhole directly above it. ​The job is a straightforward swap. You will need to get up into the roof cavity, unplug the old power unit from the power point, and route the cable for the new power brick down to the projector. ​ You must bring a tall step ladder to safely reach and access the ceiling hatch. ​

I have a small water damaged plaster section of roof that needs to be cut out, removed, replaced and repaired. Area is only 2000mm x 500mm approximately. On a ground floor standard ~2400 room height etc. The water issues have all been cleared up, so this is the last bit of clean up. You can access on weekends also if need be. Quote needs to include removing waste and a clean up. We should be able to curtain off this area easy enough to minimise sanding dust. Quote excluding painting, but needs to be neat fully prepped for paint. Note the vent in pictures want need to go back in.

I have to have an AC in ceiling replaced. The man hole isn’t big enough so need player cutting open then once AC has been replaced like exisiting manhole cover put back and re plastered ready for painting. Need it cut out to in front of the light to wardrobe. Then I’ll get AC replaced and need it all put back again.
