I have a concealed cistern toilet where water is constantly running into the toilet bowl and won't stop. The cistern has been drained and the water isolation valve is currently turned off. Based on the internal layout and manufacturing codes (stamped 711.10.12.29 verbatim on the back wall), this looks like an Ideal Standard / Armitage Shanks hidden cistern setup. There is heavy limescale buildup inside the tank on both the inlet float valve and the central dual-flush valve tower, which is likely preventing the bottom rubber flush seal from seating properly or causing the mechanism to jam. Access is a bit restricted through the standard front flush-plate wall cutout. The job requires someone who is experienced with servicing concealed cisterns. Remove, descale/clean, or replace the dual-flush valve mechanism (likely a standard quarter-turn twist-and-lift module). Inspect and clean/replace the bottom rubber flush seal washer if it is warped or degraded. Ensure the inlet float valve is operating and shutting off correctly once descaled. Please bring standard replacement flush washers/seals for Ideal Standard/Armitage Shanks dual-flush valves just in case a swap is needed.

Bath tap is trickling hot water, the cold is fine (it's a mixer tap) and the bathroom sink hot tap is fine, water pressure is also fine. I assume it's localised to the tap, I had a look inside the tap but couldn't access the washer. Proabably a straight forward fix but need some help. Another job is to replace our shower handle; I can't find the make anywhere and keep buying the wrong size! Happy to discuss price etc. No idea at this stage.

Issue: Kitchen mixer tap leaking from the gap between the hot/cold handle. The water dribbles down the shaft when in use. No flooding, the tap is still usable for now, but needs dealing with. Thoughts:likely a cartridge replacement or issue with sealing. I'd rather not replace the whole tap, but you'll do a diagnosis first and we'll discuss. Hopefully, it's a short one-and-done job: There's a Screwfix and a Toolstation nearby. If after diagnosis, the right part is available, I can nip off and buy it. Or, I can purchase one from you if you carry spares... Budget is for labour if this is the kind of job we're looking at... I'll cover you for parking vouchers during your visit as needed.
