Hi there, our gutter leaks when it pours (no leaking with light rain) and it may need to be repaired or replaced, or silicon between gaps, please see photos. The gutter is in between the house roof and the outdoor roof... the leak is about 1.5m long, see the photos. Can you please provide a quote and include work that will need to be done. There are water patches on the garage ceiling plasterboard that develop under heavy rain. They are approximately in line with the flashing on the roof over the garage where the roof meets the second storey brickwork. There is possibly a second leak towards the gutter on the boundary side. The roof is lined with flat concrete roof tiles. Refer to the photos attached. Please quote for the following: 1. Investigate the leaks and identify areas that require repairing. 2. Assess any damage to the ceiling plasterboard and frame caused by the leak. 3. Apply a permanent repair that is compliant with the Building Code of Australia.

Terracotta tiled roof needs some repair/repointing done. Most of the roof is fine (see images). There is one section I can see that needs fixing (close up image) The house is a 1970s single story weatherboard with side access (see satellite image)

The wire to open the top dampner doesn't seem to be working and we'd like to open it to use the fire. Two ladders up to the chimney top should do it and we'll fix the wire later. Much appreciated.

Installing a new range hood. Changing from undermount to canopy type range hood. To my surprise there was no existing vent from roof. (Or maybe there is but tucked in the sealing? ) but I can’t see any ducting connection to the kitchen. GPO is accessible already. I need help with 1. Roof exhaust ventilation install 2. Remove some cabinetry 3. Install the new canopy style range hood. The new range hood should fit as per the diagram measurements. I have checked the space behind the cabinet. If there are additional work needed to have it properly installed we can always discuss. I understand it may not look pretty by removing the cabinets etc but I’ll see what I can do later to touch up, right now my priority is getting this fitted and set up. Middle cabinet need to be removed. (It looks like it’s screwed in from both sides) The old range hood has been removed. See photos and let me know if you have questions. Price is negotiable. Property #2: - Location: Bundoora VIC 3083 - single storey house - gutters fully replaced last year. Brand new.
