Scope of work: - Inspect entire gutter run (200m2) - Identify all leak points and previous failed patches - Clean affected sections if required - Properly seal/patch leaks (not temporary fixes) - Check all downpipes for blockages and flow - Flush system with water to confirm drainage is working - Advise if any sections need replacement Requirements: - Must bring your own large extension ladder (4-6m) - Proper sealants/materials (polyurethane or equivalent, not basic silicone) - Able to work safely in narrow side path areas Notes: - Access is available around the house, but some areas are tight - Looking for a proper fix, not a quick patch job - There are leaks at 4–6 points (3–4 of them minor)

Water drops between roof and the deck roof as per the photos. Either blocked gutters or water gushing back. Need fixed along that line just to avoid deck getting wet

There appears to be a leak from the garage metal roof, as the garage ceiling has one spot of mould on it. The mould has been here for few months and only grows a little bit bigger after several heavy rain recently. But don’t want it to become a bigger problem. We suspect it is leaking from a spot directly above, where on the garage roof sometimes rain water could be accumulated. Looking for an expertise to inspect, diagnose, fix the leak, patch and paint the ceiling once completed. But happy to further discuss the scope and cost if anything needs to be varied reasonably.
