Hello! The floor level of my apartment is below my ground level balcony outside. Over the years, there has been water ingress, likely due to: water saturating the grout under the tiles, wicking sideways and overwhelming the old membrane, and entering the apartment. I have removed the tiles closest to the threshold and attempted to waterproof to no avail. I'm planning to properly waterproof the area, then reinstall tiles with epoxy grout or concrete. I would like someone to come and: 1. Prepare the slab (clean etc) 2. Waterproof, using primer, fillet + bond breaker tape, waterproofing membrane etc 3. Install the epoxy grout/concrete and tiles (if possible) I would like someone with a bit of experience in this field. Happy to provide materials or reimburse along the way. Also happy to hear any other ideas or feedback. Area is about 14m in length, 180mm wide. Quotation : Roof leak is caused by poor/defective installation of transition flashings. The flashing has insufficient fall (should be minimum 3 degrees away from the property but slopes toward the wall), causing ponding water and water ingress. Lap joints are poorly sealed and previous patch repairs have failed. Rectification required: remove and reinstall flashings, correct falls, and reseal to make watertight. Professional and experienced roof and gutter cleaner. What is required. Soft wash roof clean on a 320m2 area on a single store house. Please note, it might need a slight pressure wash. One company said they will only do a soft wash and another company mentioned doing both. To remove all mould, dirt and organic tile stains, inorder to bring out the tiles natural colour.
