Noticed a damp smell in bedroom; nothing visible. Looking at the roof there are some cracks along that corner along tiles/ ridge. An inspection for potential leaks or moisture issues and assessing cracked ridge capping is needed. The whole roof is about 120 m, its a single storey unit with concrete tiles.

There appears to be a leak from the garage metal roof, as the garage ceiling has one spot of mould on it. The mould has been here for few months and only grows a little bit bigger after several heavy rain recently. But don’t want it to become a bigger problem. We suspect it is leaking from a spot directly above, where on the garage roof sometimes rain water could be accumulated. Quotation : Roof leak is caused by poor/defective installation of transition flashings. The flashing has insufficient fall (should be minimum 3 degrees away from the property but slopes toward the wall), causing ponding water and water ingress. Lap joints are poorly sealed and previous patch repairs have failed. Rectification required: remove and reinstall flashings, correct falls, and reseal to make watertight.
