Issue: Garage roof water leakage (metal roofing) after heavy rain on 26 October Task: We are planning to submit a strata insurance claim for the water leakage and we need an initial inspection report from a certified plumber to proceed with the claim process. Roof plumbing was connected to a rain tank. That has been removed so gutter needs a new pvc downpipe and drain connection to nearest point about 11m away. Assume a 100mm downpipe and connection. One corner. See marked up photos. Ask me questions if need be. There was a grey pipe in the location which I’m assuming would be replaced by pvc drain pipe. Would prefer registered plumber

1.Clean and dry surface 2. Caulk and fill surface/grout if required 3. Apply water proofing with primer with DAVCO K10 plus or similar (materials can be supplied)

Roof Type: Colorbond (installed over 10 years ago) Leak Description: • First leak observed at 10:30 AM today. • Initially appeared at a single location, then spread to two additional points within a 1-metre radius. • Water is dripping slowly, at approximately 20-second intervals. • Dripping occurs during rainfall and persists shortly after rain passes. Access Details: • Roof space is accessible via a large manhole. • Ample clearance within the roof cavity for inspection. • Leak sites are located approximately 1.5 to 2 metres from the manhole opening. • Manhole is positioned 2 to 3 metres above floor level. Impact Area: • Leak is landing directly on a structural timber beam.

Gutters cleaned. House is 25m long and approximately 12m wide. Permanent gutter guard is down one side and movable plastic gutter guard is in most of the other gutters

VW Passat (sedan) roof lining has become saggy and needs to be replaced/fixed. No DVD/ sunroof. I would like a mobile service that comes to my house in Blackburn. Thanks

Outdoor balcony tiles have been weathered and grout degraded. Need to redo the grout and waterproof/weatherproof to extend outdoor life for as long as possible. Pictures attached for reference.
