Scope of works (Stage 1): • Construct 8m x 3m sub floor - hang stumps, level bearers, lay joists and ExoDeck. • Assist with alfresco roofing structure • All stump holes have already been dug • This is stage one only – plans show a wraparound deck, but the wraparound section is not required at this stage Additional details: • I have approved plans available All material provided • Owner-builder project • Site is ready to go • Looking for someone reliable, detail-oriented, and comfortable working to plans Location: Ivanhoe, VIC Timing: Ready to start ASAP (flexible for the right person)

The works include cleaning and waterproofing the main roof gutter, rainhead, and downpipe to prevent further water ingress into the ceiling. The affected area will be inspected for any rotten wall plates or timber—particularly at the north-eastern corner—with a quote provided for replacing any damaged timber. The ceiling space above the entry will be checked for additional signs of leakage. The roof sheets above the entry, especially around the leaking corner, will be inspected for holes or defects, with repair costs advised if required. Any damaged roof tiles at the entry reception corner will be replaced.

Only place not cleaned up and painted as it's too high for us to reach. Need a painter to clean up the old vines and paint, and paint the fascia and soffit.
