I need a plumber to join me at a property viewing near East Finchley station and look over the boiler, hot-water cylinder, loft water tank and shower setup. You can join in person or in a video call. I would like a simple explanation of how everything works, why one shower may be electric, whether both showers could run simultaneously, and what upgrades might be possible. Informal advice only—no report or repairs required.

The shower keeps tripping the mains fuse box So either the heating element not working properly or there is fault with water leakage

My shower unit keeps tripping the mains fuse box. Therefore either the thermostat is not working or there is a leak somewhere inside where water pressure not maintained

Water is leaking out of the top/back of an overhead and handheld shower in the upstairs bathroom. On closer inspection, I think it's the sealant that has come loose.

I carried out an investigation within the bathroom, focusing on the area adjacent to the neighbour’s affected wall. A pressure test was carried out on the cold water supply system. The pressure dropped from 5 bar to 0 bar, indicating a loss of pressure and a potential leak on the cold water supply system. Thermal imaging was carried out within the bathroom, and elevated moisture readings were identified around the toilet area. An acoustic leak detection test was also carried out. Audible sounds consistent with running or dripping water were detected around the toilet and the shower spray area adjacent to the toilet. Based on the findings, the leak may be concealed behind the bathroom tiles. I advised the client that the tiles may need to be removed to gain access and expose the suspected leak. - need to get repaired

You will need to bring your own tools to remove the existing seats, bolts and fittings. One of the old bolts is stuck, and I don’t have the correct tools to remove it, so please make sure you have suitable tools for dealing with a stubborn/stuck bolt. Job Overview: Remove two separate bath taps, install a new deck-mounted bath shower mixer tap (GoodHome Cavally), and mount the shower head bracket. Scope of Work: Remove and later reinstall the bath panel to access plumbing underneath. Turn off / isolate the hot and cold water supply to the bathtub. Disconnect and remove the two existing taps. Fit the new bath shower mixer tap onto the existing 180mm tap holes. Drill and screw-mount the shower head wall bracket into the tiled wall above the bath. Reconnect pipes, restore water flow, test for leaks, and reinstall the bath panel securely. Materials & Requirements: All tap hardware, hose, handset, and wall bracket are provided. Please bring standard plumbing tools, basin wrench, and consumables (PTFE tape, silicone if needed).

I need dishwasher plumbed in. Cabinet panel under the sink will need to be drilled through to connect. Dishwasher to stay in position as pictured. Ideally need this done in next 3-5 days max.

The pipe going out from kitchen sink in the first floor outside the house is broken which has to be changed

Bath decked thermostatic mixer tap and shower only bring out very hot water so not mixing to desired temperature

I’ve got two mixer taps with a slow drip that I’d like sorted properly. Both are single-spout mixers but they’re different types. The kitchen tap is a dual-handle mixer with separate hot and cold handles feeding one spout, likely needing worn washers or ceramic valves replaced. The bathroom tap is a single-lever mixer, likely a worn cartridge. Nothing major, but I’ll leave the diagnosis to you. Looking for someone experienced with tap repairs who can bring the usual tools and common replacement parts. Please let me know your availability and quote. Pipe detached causing water to come in through windowsill leading to damp. Looking to reattach the pipe with bracket - will require ladder.

My toilet system continues to run water after flushing, it takes some time 2 to 3 flushes for the running water to stop. Need a plumber to look at the valve, or flapper seal, diagnose and fix

1 sink is leaking from the tap, another from the pipes underneath. Photos attached of both issues. We do not have any replacement parts!
