Kitchen sink is not draining. I took out the trap and cleaned it. Still does not work. Without the trap, the water does not drain at all. Is there a problem with the air admittance valve? Or just simply blocked to drainage? Or both? We live in apartment. 2nd floor. This includes the reconnection of the trap. This is leaking when I reconnect it - possibly the o-ring? Cannot tell

Tenant is away, and neighbour notified me of the sound of 'water running'. Neighbour on other side got key, checked, cistern is 'running'. Seems like rubber washer at the bottom is leaking ($5 part) or mechanism needs replacing ($50 part). Seems like a 30-minute job (have done it myself in the past), not a full-on plumbing task.
