We manage a portfolio of short-term rental properties across Brisbane and are looking for a reliable local maintenance contractor to work with us on an ongoing basis. We regularly require assistance with general property maintenance, minor repairs, troubleshooting and coordinating repairs between guest bookings. We are also interested in hearing from licensed plumbers who would like ongoing plumbing work across the portfolio. Work may include leaking taps/toilets, drainage issues, minor plumbing repairs, doors/locks/handles, furniture and fixture repairs, minor patching, general troubleshooting, preventative maintenance and other ad hoc property repairs. We are looking for someone who is reliable, communicates well, has their own tools and transport, can provide clear before/after photos and is reasonably flexible with attendance around guest bookings. For any plumbing, electrical or other regulated work, the appropriate Queensland licence will be required. This is intended to be an ongoing arrangement rather than a one-off job. We would initially trial the successful contractor on one or two maintenance jobs and, if everything goes well, continue using them across our Brisbane portfolio. This task will be over a couple of properties from Clayfield to Greenslopes around Brisbane. This will be a contact task for up to 24hrs per week. Needing some minor roof maintenance completed before we can finalise an insurance claim for a small water leak. We require someone suitably qualified so we can provide evidence of completion to our insurance. Some extra things are recommendations from our building report in September last year. Work required: * Repair deteriorated silicone seals to dry pan flashing. * Remove debris from box gutters, gutter guard and roof sheets/flashings. * Re-secure loose mesh gutter guard. * Adjust apron flashing to eliminate gaps and exposed fixings. * Seal gap between cladding and roof framing. * Replace perished sealant. * Paint exposed timber rafter ends. Unfortunately, due to an injury, I can’t safely get back onto the roof to take additional photos, so please refer to the attached building inspection images to give an idea. Can be flexible with when, but prefer Thursday, Friday or weekends.
