FLAT METAL ROOF, 2 story There are 4 main areas of water entry: The second story has two separate areas in the sitting room, one is above the window where we found the roof sheets have rusted and previously attempted sealing has failed. The other is the vent pipe dektite where the silicon seal has deteriorated and is allowing water to enter onto the cornice. This is also leaking down the wall to the lower level where the customer said water came out of the doorframe of the office during heavy rain. The staining in the same office but in the centre of the room appears to be the top of the roof sheets being overwhelmed. This section of roof has two big air conditioning units on the sheets that are trapping dirt and debris under them, and there are some added flashings in the tray of the sheets that we presume were put there to stop water blowing up the sheets but this is hindering water trying to escape from the roof, that is also blocking debris from being washed away with rains. There is also a downpipe from the top story that spills into this area which is proving too much water for the configuration of this roof with all of its hindrances. The roof above the laundry is also being overwhelmed where the downpipe spreader spills onto and near the capping between the two roof planes, where previous attempted sealing has deteriorated and is now failing. The other vent pipe seal was deteriorated as well, we temporarily sealed it with silicon while on site. MAINTENANCE DETAILS MAINTENANCE REQUIRED The customer is required to engage a plumber to replace any rusted roof sheets and to install new dektites to the vent pipes. The downpipe spreaders that spill onto these areas should be extended to the gutter line to prevent them overwhelming these areas. The roof above the office requires a thorough clean resealing of all flashings.
