The flat’s heating circuit should be capable of being isolated from the communal system – this has been done by previous engineers. I would therefore like the engineer to identify and close the appropriate isolation valves before the communal system is refilled. For all radiators, I would like: • Individual flushing/cleaning to remove sludge, magnetite and debris, removing and flushing radiators where appropriate • General inspection for corrosion or leaks • TRVs and lockshield valves checked for correct operation/seizing • Valves, tails, connections and fittings checked and replaced where necessary • Bleed valves/vents checked • Any other sensible preventative maintenance while the system is drained • The flat/radiator circuit appropriately isolated and left safe before the communal system is refilled • Once appropriate, the radiators refilled, vented and checked for leaks and correct operation This is a communal heating system, so I am not requesting a powerflush or chemical treatment of the whole building system. The important requirement is that the necessary isolation and any work requiring the communal system to be empty must be completed before Monday, when the building system is due to be refilled.
