I need a full, end-to-end replacement of an existing, failing gravel-surfaced flat roof. Total area is approx. 18sqm. I am looking for a professional installer who can properly strip the old roof, treat the underlying deck, and install a high-quality, long-lasting EPDM rubber membrane. Scope of Works: · Strip & Prep: Completely remove old roofing felt, gravel, and any rotten timber. Remove existing moss and debris. · Decking: Supply and lay 18mm OSB3 ply boards to ensure a solid, flat surface. (Note: Existing timber along the edges is rotten and will need replacing before the new decking is laid). · Membrane: Install EPDM rubber across the whole 18m² area. · Trims: Install uPVC edge trims (fascia/drip trims) to secure and finish all edges neatly. · Sealing: Glue down and fully seal the EPDM membrane to the new timber decking and all edges/flashings to guarantee it is 100% watertight. · Guttering: Supply and install a new, seamless uPVC gutter system to match the new edge trims. · Waste: Take away all old roofing materials and debris, leaving the work area clean and tidy. My Priorities: · Quality workmanship: I am not looking for a short-term patch; I want this to be the last time I need to fix this roof. · Solid structure: The rotting fascia/timber must be cut out and replaced before the new OSB is fitted. · Guarantee: Please confirm in your bid if you provide a workmanship guarantee for the EPDM installation. If you bid: Please clearly state your total price for materials and labour and confirm if you can supply and install the 18mm OSB, EPDM, trims, and uPVC guttering all within that single quote.

There is a fairly long open separation along the lower edge, with some areas already missing. I am looking for an experienced renderer/external plasterer to carry out a proper localised repair, including: Check/tap the surrounding render and identify any loose or hollow areas. Remove all loose or failed render back to a sound edge. Prepare the exposed background properly. Repair the damaged lower strip and corner area. Use suitable external base/render coats and reinforcing mesh where appropriate. Match the existing textured finish as closely as reasonably possible. Ensure the wall/flat-roof junction is left properly weatherproof. Protect the existing flat-roof covering during the work. Remove all debris afterwards. I am not looking for the cracks simply to be filled with silicone/filler — I want the loose render properly removed and repaired. Access: The affected area is immediately above a flat roof and should be relatively straightforward to access, potentially by ladder/tower and working from the flat-roof area. I am hoping full scaffolding will not be necessary, but the tradesperson should assess and provide whatever safe access arrangements are appropriate. Please include any access equipment and protection of the flat roof within the quote. Please quote for labour, materials, access and waste removal all included. Skylight (approx. 850mm x 3210mm unit, triple-glazed) has been installed the wrong way round (wrong pane on the outside) on a flat roof above a rear single-storey extension and needs to be flipped/re-fitted the correct way. All materials already there. Straightforward job for an experienced installer team but needed urgently as original installer is away on holiday.
