Flat roof

A flat roof is known for its durability and long lifespan, with the price of £50 to £60 per square metre. It’s also easier to install and is low maintenance. You may hire an expert to install your flat roof as some contractors specialise in it.

Fibreglass roofing costs £90 to £100 per square metre. It is more costly but is widely used in the UK. This type comes in various colours and offers quality roofs known to be durable and have excellent longevity.

Reconstituted slate

Also referred to as reconstituted stone or fibre cement tiles, this type of roof offers a more natural appearance made of 60-80% recycled materials. However, this is significantly heavier than other types, which may add to your labour cost.

Concrete vs clay

Concrete tiles can withstand extreme weather conditions. It is also durable and fire resistant. However, they tend to absorb more water, which makes them susceptible to mould growth. Clay, on the other hand, has a lower absorption rate, but it can be more sensitive to hot and cold temperatures and may easily break.

Concrete roof ranges on the cheaper side at £13 to £20, while clay costs about £16 to £26 per square metre.

Roof area

Most types of roofing are priced in a square metre. Therefore, the total roof replacement cost will depend on the area of your house. To get a more accurate price estimate, multiply the area of your roof by the price of your chosen roofing material.

Slope or inclination of the roof

The slope or inclination of a roof will also affect the pricing, primarily the labour cost, as a steep roof pitch may cost more to install due to its difficulty. You should discuss this with your roof contractor before beginning the construction.
