A bathroom mixer tap has become loose and is moving at the base. The mounting/fixing hardware underneath the basin is heavily corroded and appears to be broken (see photos). Looking for a plumber to: * Remove the old corroded mounting hardware * Replace the mounting/fixing kit and securely refit the existing tap * Check the fixing stud/thread is still in good condition * Check for any water leakage causing the corrosion * Replace the whole tap - less preferred as there is another sink with same tape Please include parts and labour in your offer, or advise if parts are extra. The drainage pipe of a cubicle shower has come disconnected. We would like it rectified and reconnected as securely as possible. The property is located in Glen Waverley. The tenants have been briefed and we would like it rectified within 24 hours.

Resolve leaking shower, rectify damages and other plumbing works Scope of Works 1. Leak Identification and Repair - First, confirm if the leak is coming from the shower mixer. The preferred method is to remove the plaster in the hallway. If the mixer or a nearby fitting is leaking, the repair can then be done without removing the tiles inside the shower. 2. Mixer Replacement - If the shower mixer is found to be leaking, it should be replaced, and the cost of the mixer will be reimbursed. 3. Re plastering and Painting - Once the leak has been repaired, the wall where the plaster was removed will be re plastered and repainted. 4. Tile and Flooring Repairs - Two floor tiles that have popped up slightly due to the leak will be repaired or replaced. The hybrid flooring that has popped up will also be repaired. Tiles, hybrid flooring, and paint will be provided for this purpose. 5. Door Frame and Door Repair: -The door frame, which has bulged due to water damage from the leaking shower, will be repaired. - Necessary repairs will also be made to the door to ensure it functions properly. 6. Shower Caulking - Minor caulking will be done inside the shower to ensure it is properly sealed. - Caulking will also be done for three other showers to maintain watertight integrity. 7. Bathtub Caulking - Minor caulking will be applied around the bathtub as needed.

Need to fix toilet or get a new seat. See attached picture with seat measurements. Not sure if current seat needs to be replaced.

Toilet bowl's floor attachment is not good, so the movement made leaking at pipe underneath. Need to secure the bowl to the floor and seal and tie up the pipe connection.
