Bathroom floor • Check and improve waterproofing between the floor tiles (grout / silicone) in the bathrooms. • Replace the damaged door transition strip / threshold between the bathroom tiles and the hallway laminate (both en suite bathroom and guest toilet). 2. Second bedroom • Replace or repair the door stop behind the door (wall‑mounted with a rubber tip). 3. Electrical • Light switch plate reattachment: several light switch plates throughout the flat were removed for painting and the screws no longer hold properly. Please re‑attach and secure them. • In the living room area, one light switch makes a faint buzzing/humming noise when the light is on. Please check the switch and wiring and repair or replace if needed. 4. Kitchen • Adjust the kitchen cabinet door under the sink so that it closes properly and sits flush with the other doors. Please bring all tools and any small materials needed (screws, fixings, sealant, etc.). Parking: There is a 20‑minute loading/unloading permit area in front of the flat. It is officially limited to 20 minutes, but enforcement does not seem very strict.

I’m looking for a plumber to attend and investigate a drainage issue in my kitchen. The problem started while the water from the washing machine start to back up into the kitchen sink, and the sink is now draining very slowly / has become blocked. The washing machine and kitchen sink share a common waste pipe, so there may be a blockage further down the drainage line. I would like someone to come out, identify the cause of the blockage, and carry out any necessary unblocking works.

The bathroom radiator has come loose, and needs refitting / fastening to the wall.

I need help putting in some floating shelving into my wall - I’ve tried but pretty useless. It’s two long (120x20) shelves with 3x brackets.
