After recent heavy rain, I noticed water leaking (a few drops) through the ceiling around one of the light fixtures. An electrician inspected the issue and confirmed that the leak is not from the roof but from the ducted air conditioning system. It appears that water has accumulated in the drainage pipes. The electrician has temporarily removed the light and disconnected the wiring to make the area safe. I now need a qualified technician to inspect and fix the ducted air conditioning system to prevent further leaks, especially during future rain. The ducted system is a combined Bonaire heating and cooling system, first installed in 2019 when the house was built.

Downpipe overflows even during light rain. Gutter was recently cleaned, no blockages. The issue seems to be at the junction where the downpipe connects to the gutter outlet. The gutters between the house and verandah are leaking when it rains and needs to be fixed. From what I can tell it needs to be clipped of a clip needs replacement. The old Gas BBQ needs to be removed from the mains gas and the mains gas lead possibly fixed with a converter so we can use on the portable gas BBQ.

This is an aged care renovation in Glen Waverley were we have built a plant room and bin area extension which needs a metal roof and some new 115mm quad guttering on 40mm metal battens, R1.3 insulation, Colorbond .048 BMT metrospan, with cappings and flashings to suit. Also a couple of downpipes to ground level. This task is to pay a roofer to come to site to do a proper measure and quote, we are expecting quotes to come in at approx $3K for the job.

Install easy shed 3mx3m. I have a concrete slab 3.5 x3.5 proper foundation for the easy shed to be anchored to I need installation of the easy shed. It is currently flatpacked.. it is 2.4metres tall and 3x3m. Comes with instructions and all the hardware. Needs to be then anchored to the concrete slab.
