Hello- we need help from a bighearted tradesperson to fix my pensioned dads roof. It was/is the builder's fault that we are seeing the damage now after years. The insurance will only fix the mould if dad fixes the roof issues. My dad's bedroom is extremely damp due to condensation and it has caused mould in his room and danger to his health. We are looking for a big-hearted, qualified, and licensed tradesperson to fix/complete the following maintenance items. This is from the official report for insurance purposes. FIRST FLOOR ROOF EASY ACCESS As per the Roof Report: Spray test revealed the gaps in the flashing on the property's roof above the bedroom failed, indicating the source of water ingress. Broken watercourses with staining underneath Non compliant spreader Ridge capping blocking soaker flashings. The undersides of tiles are saturated. The tiles are believed to be in fair condition. This saturation could be due to a lack of ventilation and condensation build-up. As per Leak Detection Report: Plumbers Observation: There is a gap between the two buildings that has not been protected. A second gap in the flashing behind the lear gutter and brick wall was observed. Spray testing to the gaps in the flashings failed. Thermal imaging detected water ingress to the bedroom after spray testing the gap between the buildings. Based on the evidence collected on site we believe the cause of the damage is consistent with: Water tracking between the two flashings to each building. The two houses are hard up to each other, however each have their own parapet flashing. This is allowing water to travel between the exterior wall of each property resulting in the long term water ingress to the bedroom wall.

House is about 12 years old and feels very cold in winter. We want the roof space checked to confirm what ceiling insulation is currently installed, its coverage and condition, and whether any top-up or upgrade is recommended. We also want any gaps, compression, or other problem areas contributing to heat loss identified. There is also a square evaporative cooling ceiling grille causing a noticeable cold draught in winter, so if the company can also provide a removable seasonal seal or temporary winter close-off for that outlet, that would be helpful. I have a two-storey house and there is a roof leak that occurs during rain (even in moderate rain). Issue details: Water is coming through a wall cavity and appearing at a structural column on the ground floor. The leak only happens when it rains. No issues in dry weather. The affected area is along an external wall, but the wall itself is protected by eaves, so it appears the water is likely entering from the roof. I have opened a small inspection hole and can see insulation inside the wall cavity. I suspect the water is entering from the roof (possibly broken tiles, ), then travelling down through the structure. I’m looking for someone experienced in roof leak detection and repair
