needs to fix these issues: -dent parts -A a pipe penetration through the upper end of the garage roof. The penetration is located approximately 600mm from the top of the roofline and is flashed with an EPDM flashing boot. Evidence of staining from water retention in the pans of the roof sheeting at the top of the flashing boot, and the application of excessive sealant to the sheet pans at the base of the apron flashing above. The EPDM boot has been installed ‘square’ across the corrugated roof covering, which promotes the retention of water build up in the pan of the sheet. This allows water to fill the pans and back charge under the flashing being in close proximity to the penetration. The recommended methodology for the installation of the boot is a ‘diamond’ configuration, which sheds and deflects the water around the penetration. -the lower east guttering along the fenceline to be poorly fitted and joined, and to exhibit damage and distortion. I observed dried sediment/dirt throughout the bottom of the guttering, confirming the retention of water after rain periods. The joint in the gutter is poorly aligned with excessive use of sealant present. There is a significant downward deflection of the front face of the gutter at the northern end, where evidence of water retention is observed. The installed guttering does not adequately fall to the location of the discharge outlet.

Where the gutter meets the side wall of the house (end cap?) appears to not be sealing correctly allowing water into the wall (dripping over front door shown in pictures). Appears to be how it was originally constructed with a large gap as the cap angles downwards rather than sealing the end. I would like the end cap either resealed, gutter removed with end cap installed and reinstall the gutter, or replace length of gutter with properly sealed end caps, which ever is best. Section of gutter approx 90cm, easy accessible with a ladder.
