One roughly circular hole measures approximately 114 × 102 mm, and two open sections measure approximately 127 mm wide × 305 mm high and 114 mm wide × 152 mm high. Photos attached. Please supply all materials and properly patch and sand each area smooth, ready for painting. No painting required as I’ll do that myself. I have a problem with a leaking balcony into my garage. I will be organising this to be repaired by a builder but will first get a structural engineer to fully assess the area and work out what scope the project requires. However he needs the ceiling to be opened up so all areas with mould are exposed. See red box on photo for area that needs removing. Additionally the engineer won’t do any invasive testing like probing joists to check the condition of the wood. I would appreciate if this could be done as part of the job.
