Seeking an experienced, reliable handyman for 7 urgent maintenance tasks at one commercial building in Sherwood, Brisbane. Scope of Work: 1. Entrance: Remove 2 floor mats and install heavy-duty black/yellow anti-slip safety strips to prevent slips and falls. 2. Toilet: Secure, adjust or replace loose toilet seat. 3. Bathroom Door: Supply and install a durable, reasonably priced solid-core door, matching the existing dark grey finish. Reuse hardware where suitable and ensure compliance. 4. Wall Repair: Assess and repair damaged plasterboard corner, including patching, sanding and painting. 5. Office Ceiling: Inspect, supply and replace approximately 15 damaged mineral fibre ceiling tiles (CSR Himmel OWA Finetta, 1200 × 600 × 15 mm). Confirm specs. 6. Car Park: Safely remove and dispose of corroded metal box-section shown in photos, after confirming it is safe to remove. 7. Bathroom Mirror: Safely remove the cracked mirror, supply a replace and securely install it on the bathroom wall. Requirements: * Valid ABN, public liability insurance and relevant licences. * Supply all tools, equipment, materials and anything necessary to complete the work, using good-quality, cost-effective products. * Provide a final invoice for all completed work. * All waste and removed items must be taken off-site and disposed of at an authorised tip. Nothing to be left on-site. * Ceiling panels replacement must be scheduled and agreed upon in advance with the tenant (Manager will help coordinate) Inspection & Availability: Site inspection with the building manager available tomorrow Friday, 16 October, after 9 AM. Price is per hour: Looking for a cleaning lady or potentially a bloke who has a cleaning background but someone who is also handy with minor maintenance tasks such as fixing a broken curtain or loose toilet seat or even pressure washing a driveway. If you have some experience tinkering and fixing things but have a really good eye for cleaning and a cleaning background, that is who we are chasing for a few jobs. If you have a hand held deep cleaner - even better

Commercial fridge leaking, needs repair ASAP. Price is negotiable, need issue identified then come to an agreement. Fridges get overworked during summer, looking for someone efficient and reliable to keep in contact with for maintenance/ any future leaks

Looking for a handyman to complete odd jobs here and there. I have 3 areas to quote. 1. Timber tops across the top of the larger stairs, around a step-down to a pool deck and underneath pool gate. See photo named 1 IMG_4483 showing whole areq. The Merbau is 140mm wide. First the trim pieces around the outer pool deck: Lengths are as follows. 1. Across top stairs - 1300mm 2. Stair top to handrail - 650mm 3. From handrail along to small step down to deck - 2300mm 4. Side of small stairs down to deck - 650mm 5. Across top small stairs to deck - 1200mm 6. Side of small stairs down to deck - 650mm Secondly, underneath the pool gate: Here the pool gate and 2 adjacent side panels will need to be dismantled. Then the Merbau timber replaced. Then the the gate and 2 adjacent side panels reinstated. The length of this piece of Merbau is 2m See photos: 2 IMG_4477 3 IMG_4478 4 IMG_4479 - plus see sketch. TOTAL LENGTH of MERBAU - 8,750mm Lastly, The larger set of pine stairs needs replacing. See photo titles “6 Stairs” I will be wanting the angle of this stair changed as the stairs are too shallow and cause tripping, so I imagine one less tread, slightly steeper angle of stringers, plus the the base of the stringers to be on concrete pads to avoid rotting. Both stringers anjd all treads need to be removed and replaced with completely new treated pine timber.

We manage a portfolio of short-term rental properties across Brisbane and are looking for a reliable local maintenance contractor to work with us on an ongoing basis. We regularly require assistance with general property maintenance, minor repairs, troubleshooting and coordinating repairs between guest bookings. We are also interested in hearing from licensed plumbers who would like ongoing plumbing work across the portfolio. Work may include leaking taps/toilets, drainage issues, minor plumbing repairs, doors/locks/handles, furniture and fixture repairs, minor patching, general troubleshooting, preventative maintenance and other ad hoc property repairs. We are looking for someone who is reliable, communicates well, has their own tools and transport, can provide clear before/after photos and is reasonably flexible with attendance around guest bookings. For any plumbing, electrical or other regulated work, the appropriate Queensland licence will be required. This is intended to be an ongoing arrangement rather than a one-off job. We would initially trial the successful contractor on one or two maintenance jobs and, if everything goes well, continue using them across our Brisbane portfolio. Please include your experience, trades/licences held, suburbs serviced, standard call-out/hourly rates, availability and whether you are interested in regular ongoing work.

Various maintenance tasks around the house - fix door handles to french doors (this will include cutting the hold for the latch and handle etc) complete tiling in the kitchen (subway tiles) assist with installing outdoor privacy screens reconnect down pipes install towel rack on back of door install robe hook on tiled wall I think it is something that you will need to view to quote. So for the budget I have just added a figure as I have to in order to submit. Thus someone in the local area may be best for these tasks

I’ve got one larger double sliding door and two smaller single ones. All three aren’t great to lock any more nor sliding nicely and need a little maintenance there, the larger one is worst. The large one does not slide any more past the single door opening, just stuck and or keeps popping out of the rails: needs overhaul maintenance work. The two small ones sealing rubber/plastic is either missing or totally stiff and not doing it’s purpose and needs replacing. Cheers

Looking for someone experienced with ducted air conditioning to carry out a general clean and basic maintenance/service of our Daikin ducted air conditioning system in a two-storey house. The system has 5 zones. The system is currently working — this is mainly a routine clean and general maintenance

Box gutter leaking, need a fix before insurance job. 1. Install fixings at the lap of the outlet and gutter to prevent thermal movement of the Colorbond. 2. Seal in between the underside of the outlet and rendered masonry wall. 3. Fold end of outlet down into the gutter to prevent capillary action occurring

Needing some minor roof maintenance completed before we can finalise an insurance claim for a small water leak. We require someone suitably qualified so we can provide evidence of completion to our insurance. Some extra things are recommendations from our building report in September last year. Work required: * Repair deteriorated silicone seals to dry pan flashing. * Remove debris from box gutters, gutter guard and roof sheets/flashings. * Re-secure loose mesh gutter guard. * Adjust apron flashing to eliminate gaps and exposed fixings. * Seal gap between cladding and roof framing. * Replace perished sealant. * Paint exposed timber rafter ends. Unfortunately, due to an injury, I can’t safely get back onto the roof to take additional photos, so please refer to the attached building inspection images to give an idea. Can be flexible with when, but prefer Thursday, Friday or weekends.

General repairs and maintenance around the property including: Install baby gates; Re-attach retractable hose to wall; Paint handrail; Hang pictures; Fix cupboard door hinge… $40/per hour, plus reimbursement for any materials.
