The oven is older and gas - the tops need attention so that they are all firing as well as they should. Additionally we need the inside of the oven steel frames to be secured as a bolt has come away from the side.

Fit and install two power points in pantry. We have plans from when we built which shows all the electrical work done by CJ homes. We now have solar and battery installed. 3 ceiling fans running very slow on first setting, not sure if switch, transformer or ball bearings issue ? Must be currently qualified, licensed electrician.

Replace 2 x shower heads, 1 x sink mixer (have the fittings already), inspect the kitchen sink and determine if it’s a drain seal or dishwasher connection, small leak in cupboard.

I think the garage electric thingy needs maintenance. Sometimes the door will go up when we press the garage key sometimes it doesn’t and plays up. Unsure what’s causing this issue. It almost feels like the door is too heavy for the lever to lift.

Box gutter leaking, need a fix before insurance job. 1. Install fixings at the lap of the outlet and gutter to prevent thermal movement of the Colorbond. 2. Seal in between the underside of the outlet and rendered masonry wall. 3. Fold end of outlet down into the gutter to prevent capillary action occurring

Needing some minor roof maintenance completed before we can finalise an insurance claim for a small water leak. We require someone suitably qualified so we can provide evidence of completion to our insurance. Some extra things are recommendations from our building report in September last year. Work required: * Repair deteriorated silicone seals to dry pan flashing. * Remove debris from box gutters, gutter guard and roof sheets/flashings. * Re-secure loose mesh gutter guard. * Adjust apron flashing to eliminate gaps and exposed fixings. * Seal gap between cladding and roof framing. * Replace perished sealant. * Paint exposed timber rafter ends. Unfortunately, due to an injury, I can’t safely get back onto the roof to take additional photos, so please refer to the attached building inspection images to give an idea. Can be flexible with when, but prefer Thursday, Friday or weekends.
