Need someone with roofing experience to repair the roof, before insurance can complete the remaining task. This is what they have asked: issues - The chimneys flashing has no sealant. - The chimney is open to water entry, consequently allowing ingress, which caused damage to the bathroom ceiling. - The valley has surface rust. - The back skillion roof has no transition flashing. There are gaps between the joints of the roof sheets which may cause ingress. - The roof sheets are offloading onto a section of trim deck which is different in shape. It also has no transition flashing. - To provide extra screws to the back skillion roof to eliminate gaps and prevent ingress. - To provide transition flashing to ensure water tightness. - To remove the chimney or seal the flashing and provide a cover to the opening, to prevent further ingress. - To clear the roof and gutters from debris. Happy to keep the chimney to avoid unnecessary cost.

Deck needs some maintenance and facelift with a good clean and stain/oil/polish. Side slats need re-nailing/securing. No other loose or broken slats. We are aware that the deck boards were originally installed groove up. Not looking to flip them or address this. Just looking for an affordable facelift to infuse some life on the deck that's all. If you are an experienced professional and has handled the following are a list of tasks, you can go through them and express your interest. * Replacement of cracked roof tile (roughly 30 titles across 14 units). They are concrete tiles (refer picture) * Cleaning and providing a rust-free protection layer on roof valleys across the strata complex (total: 200 meters) and then giving them a protective coat of rust shield coat (if you have a better suggestion please feel free to do so when you inspect) * Fixing gable cladding, sagging eaves across few units * Gutter realignment across few units to ensure water drains * Replacement of rusted gutters (in 1 or 2 units) or if the rust damage is superficial, provide them with a rust protection coat and a rust shield coating * Replacement of rotten fascia (barge) boards on few units. This would involve removing the gutter, replacing the section of rotten fascia board and then painting them and placing the gutter back. This is expected across 2 to 3 units. * Each unit has about 16.5 meters of lead flashing. None of the units have reported a leak. To future-proof it, we might need to look at having wakaflex applied to them to protect the units from any lead flashing related cracks & resultant water leaks.
