Had a roof leak at my home, Need Ceiling fixed

Context: * Property: Double story, duplex * Roof type: Metal sheet * Roof areas: Majority of the roofing is above the 2nd storey with 3 other smaller roofing areas above 1st storey * House age: 3 years * Gutter types: Eaves and box gutter * Balcony: One on second story (Please refer to the pictures to provide greater context) Issues: * 1 major leak in the 2nd storey bedroom wetting the carpet in heavy rains causing mould on wall and carpet * 2 leaks in downstairs bedroom (under balcony) wetting gyprock in two places cause mould and bubbling * Garage has evidence of a leak on gyprock ceiling with bubbling * Kitchen has evidence of a leak on gyprock ceiling with bubbling * Balcony seems to be pooling water after heavy rain with significant efflorescence between tiles My initial assessment based on the building report and my look on the roof: * Balcony doesn't seem to be sufficiently sloped to drain water * Flashings on roof may be undersized * Metal roof may not be constructed properly at bends / ends * Leaks may be occuring between roof and cladding joins Task: 1. Review the roof and balcony for any non-compliance with the Australian and NSW building / roofing / plumbing standards 2. Explain the findings and recommendations on site as you review 3. Require a toilet seat refitted and basin reattached to the wall and some wardrobe draws re-aligned.

The floor company we used to pay our floors placed a floor covering on our stairwell door platform that has our door stuck. They can’t come until tomorrow but we need it removed today as the door needs to open. I can easily remove the piece, but I think the door will need to come off or be lifted up so we can remove it completely.

I’m at the end of a lease and my landlord is requesting we fix a few things. 1) reinstate missing tile on entry 2) repaint entry stairwell and hallway wall where patching has been completed. All vivid white. I have 5 litres left so should do it. 3) paint door frame where lock box used to be. 4) remove 3 drawer bathroom unit and deliver up the street. 5) replace bathroom exhaust light. They don’t have this at Bunnings I’ve checked - we need something else. 6) carpet clean hallway area 7) mop floors once work is done. We’ve already had the end of lease clean so it’s only a bit dusty now. We need it all done by Monday morning x - Due date: Before Monday, 29 January 2024
