There was a water leak in the second bathroom which has now been repaired. However, a significant amount of water had seeped behind the toilet/sink area and appears to have migrated beneath the flooring. As a result, the MDF trim/moulding near the bathroom door has swollen and expanded, causing the door to no longer close properly. The paint on the trim has also started to peel.

Need an experienced handyman to repair or replace the internal door latch mechanism on a bedroom door. Issue: I assume the internal latch mechanism (mortise latch / tubular latch) is broken or detached. The handle currently turns smoothly up and down on both sides, only retracting the latch bolt when moved upwards. To operate the latch, the handle has to be lifted upwards in an anti-clockwise direction (the opposite direction from before it was damaged). To allow the handle enough clearance to manoeuvre this way, the faceplate screws on the outer side of the door (the plate facing outside the room) had to be removed. Photos can be provided on request. What's Needed: - Remove the existing door handles and square spindle. - Unscrew and extract the broken internal tubular latch mechanism from the door edge. - Install a new matching tubular latch mechanism. - 4 matching screws for the outer side handle faceplate to match the screws on the inner plate will be needed. - Reattach handles, align spindle, and test that the latch bolt operates smoothly and retracts flush. (will reimburse cost of materials)
