Leaking kitchen sink waste in a rented flat. The seal on the plughole waste flange has failed - water runs down from the flange as soon as the tap is run. Needs the sink strainer removed, old seal cleaned off, refitted with a new washer and fresh silicone. Please also check and reseal the compression joints on the waste pipe while you are under there, as the leak may not be limited to the flange. There is a waste disposal unit fitted to the other bowl. Note there is a plug socket inside the cupboard so please take care. Tenant is living in the property and will let you in - I am the landlord and based abroad, so timing to be arranged with him directly.

Need old holes filled and both brackets refixed properly, either into the uPVC frame head or into solid material behind the plaster. One window, under an hour. **2. Reseal two kitchen sink areas** Failed sealant along the worktop to upstand joint at two separate sink areas in the same kitchen, plus around the base of the mixer tap at each. Rake out old sealant, clean and dry, reseal with mould resistant silicone colour matched to light quartz. Also tighten the taps underneath if there is any movement. Both Blanco undermount sinks.

Looking for someone to repair and secure our existing garage side door. The door is old and has gaps, loose/aged timber, and issues with the hinges/lock. The only job is fitting the spring pop-pins into the overhead rotating pull-up handles. The Challenge: The overhead steel frame is a completely enclosed box section. To fit the pin, a solid metal locking block has to be pushed in blindly from the back of the handle slider block, lined up perfectly with the internal tracks, and then held steady while the spring-knob head is screwed onto it from the front. What is needed: It requires a bit of patience, a steady hand, and a thin tool or guide wire (like string, a long thin screw, or thin pliers) to prevent the block from slipping inside the enclosed frame.The heavy lifting is completely done; it is just a fiddly alignment job.It shouldn't take more than 15 to 20 minutes for someone with the right approach.
