Leaking kitchen sink waste in a rented flat. The seal on the plughole waste flange has failed - water runs down from the flange as soon as the tap is run. Needs the sink strainer removed, old seal cleaned off, refitted with a new washer and fresh silicone. Please also check and reseal the compression joints on the waste pipe while you are under there, as the leak may not be limited to the flange. There is a waste disposal unit fitted to the other bowl. Note there is a plug socket inside the cupboard so please take care. Tenant is living in the property and will let you in - I am the landlord and based abroad, so timing to be arranged with him directly.

We have some pipes beneath a kitchen sink that is leaking into the cupboard below. The pipe may need to be replaced or just tightened.

Please could you inspect and provide a quotation for the following bathroom repairs: The bath/shower mixer valve is faulty and requires replacement. The shower hose is damaged and requires replacement. The bath filler tap/spout is damaged and requires replacement. Please also check the overall condition of the bath/shower fittings and advise if any additional parts need replacing.

The bathroom tap is leaking but not from where the water would come out from. The water leaks from the handle itself if it’s at a temp that isn’t the coldest (see picture).

I have taken out an old shower cubicle and shower tray and the old cement base it laid on is broken up and damp. I need a new cement base laid and the new shower tray to be fitted in place

I need a plumber to replace my shower bar mixer. The cartridge on the current shower bar is not working

I have a socket triggering the fuse box. I have a kitchen tap running and turning off fully. I have a small leak in the kitchen but not sure exactly where. And I have a electric shower that works but there is a hole in the base of shower case dripping water.

We have a leaking tap in our downstairs toilet which needs fixing. Ideally we’d like a new tap fitted too.

There is a leak on one of our sinks. Probably a faulty gasket. Water comes through from a gap between the sink and the plastic gasket that is circled in red, on the photo.
