The suspected cause is deteriorated floor grout, perimeter silicone, or a problem around the waterstop. There is a split system outdoor unit on top of the current roof sheets and that will need to be stay on top of the new roof sheets. I would also like if possible for the clear sheets to stay as they are, but if you have a better suggestion, if be happy to hear it. The dimensions are approx: 5x6m for the larger part with the split system unit and 3x3.6 for the section with the rusty sheets.
