The gutters are rusted and the fascia is rotten as shown in the attached photos, requiring replacement. There is also a gap/lack of adequate sealing in the bathroom. As shown in the attached photo, the existing silicone needs to be replaced with grout to help prevent moisture from getting underneath the bathroom floor.

The water pours over the guttering when it rains and I think the downpipe may be blocked.

There is a dead rat between the roof cavity and the eaves. I can get the smell and the location but can not see it. The dead rat can only be accessed from outside by popping a few tiles.
