Two-part job 1) outdoor steps (some free-standing, some gravel-filled) made of treated pine need replacing, as the timber is perishing. Total of 13 steps, but an associated retaining wall may also need repair. See pictures 2) install a timber gate between the house and the verandah railing, fit to contain a large dog. Height ~6ft. Our existing batwing gates to our verandah are rotten and need to be removed. We have new gates to replace them and need these to be hung following removal of the old gates. (new gates shown next to existing gates in 3rd picture) We will provide new hinges and a drop-bolt an would like to reuse the existing key/latch if possible. The new gates are slightly too tall so approx. 1cm will need to be planed off the bottom prior to installation.

Roof panels breaking free from C Channel which is appears to be rusting quite badly. Option 1 - Clean, Treat and Paint C Channel and refasten roof panels. Option 2 - Replace all C Channel (any suitable material) Reuse / repair roof panels if salvageable. Posts should be ok. Option 3 - ?

Unscrew shift and refasten approx 13 sheets of verandah to create no gaps. Rattling air vent - rescrew to stop rattle.

I have half painted these railings so need them finished and the top rail painted aswell. Most of the back of the pailings needs doing and not pictured is a small gate that needs doing on both sides. I have paint.
