5.2 x 2.2 mt Stratco outback verandah. Fixed to a brick wall on one side, 2 post on the other side.

Needing quotes to build a front and back verandah with stairs onto a post-war high set house. The front of the house is approx 2.4m high and the back is 3m high. I have most of the decking timber needed for the decking itself but I am still needing to purchase other materials such as stumps, stringers and treads for 1 verandah,and more ( to be discussed when quoting job). There are other projects needing to be done eg fencing, concrete pad,retaining walls, etc if Interested. The front verandah will need a roof but not the back verandah. Attached are a couple of AI generated pictures of the front verandah for an idea of the design wanted. Accommodation can also be supplied if required while doing the job/s.

Please read carefully before offering…. Needing offers for creating some form of a rectangular shape “decking” open to options of what you can do. All I ask what ever form you show or offer that you can do that it’s keeping it off the ground but also that it is kept low still as I’m in a wheel chair, a ramp isn’t necessary as I can use a walker sometimes and would like to be able to just see and watch or even get into there with my little guy (3.5) when he is playing inside if I’m up to it 😊 We will stain it ourselves what ever it is you come up with if need be. I have attached photos of what the cubby and kitchen looks like and all it’s measurements (not yet built) and we will still need to paint it as it has just a water coat over it for protection and we need to paint it within 6 weeks of constructing the cubby so the “deck” has to be done first. The cubby already has a floor in it but for longevity I rather not put it straight on to the grass. Also attached is a photo (last photo girls cubby) of someone else’s cubby house that I just want to show as I’d like for the front of the cubby, not the kitchen extension JUST the cubby to have over hang where he can have his little table and chairs out on it like a little verandah for him and his friends/cousins to sit and picnic 😀 where the black plastic is in the picture a sits suppose to be a sand pit, it will be some fake turfed laid in there on the deck for his cafe and “car parking” of his bikes and cars/scooters lol. Location is Meadow Heights. Looking for between now and early mid-end of January we are flexible, we just don’t want a job started and then left for weeks if. Points to you if you are a very capable painter as well, we will supply that and can include that in the costing 😆

The post support for the verandah in our pool area has rusted and needs replacing. I have attached two photos I also have another job - install two interior holland blinds above two windows fixed onto an internal brick wall. I need someone with a good drill with sharp drill bits to drill through hard bricks (the house is double brick construction, built in the 1980's)

I have four blinds I’d like attached to my back verandah. May or may not be straight forward as metal edge of pergola is thin metal and hollow behind it not solid metal. Not sure if strong enough to hold blinds. Maybe some timber behind it might give it extra support to drill into(?) Please come and have a look first if you like before submitting offer.

Unscrew shift and refasten approx 13 sheets of verandah to create no gaps. Rattling air vent - rescrew to stop rattle.

I have half painted these railings so need them finished and the top rail painted aswell. Most of the back of the pailings needs doing and not pictured is a small gate that needs doing on both sides. I have paint.
