We have a small enclosed verandah that is about 3 m x 1.3 m. We are converting it to a study. It has been used as a store room and needs a deep clean. The floor is concrete and has some residual foam underlay that needs to be removed (as much as possible); brick walls need washing (inside only); large windows need washing (inside only); ceiling needs washing. There is a drainage hole from the verandah to the outside garden so lots of water is ok. I would ideally like the cleaning done Wednesday 24 Jan, but it could also be done on Thursday 25 Jan before 2.00 pm. - Due date: Needs to be done on Wednesday, 24 January 2024

The fall of the gutter and the decorative trim under needs to be raised probably 100mm on the right-hand side of the house so that it aligns with ornate capping on either side. The current alignment of the decorative timbers make the house look like it is sinking on the right side! Unsure whether this would need the old bull nose roof to be removed or modified - it would be good to get this repainted or replaced. We have a verandah and path area of 11.3 sqm that requires tiles/concrete to removed and disposed of, then a new slab cover similar area about 12sqm. Slab will only be for foot traffic, but needs to be min 75mm, 100mm preferable so it never breaks again. We intend to tile over the new slab as a separate job later on. Some parts of the old concrete need to remain where 2 posts are connected with stirrups and care must be taken to not break these parts. Also when removing the path, care taken to not break concrete under the brick wall on one side. Path and verandah are in front yard, and access is pretty good to street. I have already attempted to remove just the tiles, but in the process found the files were cemented to the old concrete base and in some areas comes up with the old base. The old concrete base the tiles are on broke easily in parts when using large rotary hammer drill, so should come apart quickly with demo hammer/jackhammer I can provide photos or provide further details if required.

- Remove metal lace (repro), railings and pillars (2) and dispose. - Remove fascia board above verandah and dispose. - Prime/seal and install new fascia board, timber brackets (6) and timber verandah posts (2) with post holders into existing concrete porch. - The primer, new timber products and post holders will be supplied, and tipping fees will be paid separately.

Replace corrugated roof over front verandah approx 15 sqm plus new flashing. Price is for labour only. Contractor to supply materials at extra cost to owner.
