I need someone with a wrench and a jumper washer to replace the jumper washer on this tap. Details of what you need are below. Adjustable spanner or shifting spanner 3. Flat screwdriver or needle-nose pliers (to remove old washer) 4. (Optional) Tap lubricant or silicone grease 5. (Optional) Tap reseating tool – only if the brass seat inside the tap body looks rough or pitted. ⸻ 🔧 How to fix it: 1. Turn off the water (main stop tap or isolation valves under the sink). 2. Open the leaking tap to release any pressure. 3. Unscrew the brass body you can see in your photo using a spanner (anticlockwise). • Hold the tap firmly so you don’t twist the pipes behind the wall. 4. Pull the spindle assembly out. 5. On the bottom of that spindle is a small black washer held on with a screw or clip — that’s the jumper washer. 6. Remove and replace it with your new 12 mm washer. 7. Check the tap seat inside the wall fitting — if it’s rough, use a reseating tool to smooth it out. 8. Apply a dab of grease to the threads, reassemble, and tighten snugly. 9. Turn the water back on and test — the drip should be gone.

It appears that the pipe inside the wall is leaking which caused the damage to the floor

There is a small section of mdf that has rotten out due to water damage under the kitchen sink. This needs to be repaired or something put in to reinforce the area so that the sink mixer can be tightened and functions properly

Looking for a professional plumber to install new tap handles on a shower. Ideally you will reset the breech whilst doing the job which gives the washer a new smooth surface to seal against. See photos below of current set up and new tap.

This mixer tap has a slow leak which needs fixing. Additionally, the taps below the sink, which should isolate the flow to the tap, do not work - I want them fixed.

Hi there, I’ve recently moved into a 2b2b apartment and have been noticing a strong oily or cooking smell coming from the bathroom/laundry, especially when using hot water in the shower. It seems like there may be some backflow from the drain or ventilation system. Looking for a licensed plumber to inspect and possibly: Check if the water traps (U-bends) are dried out or not sealing properly Look for oil/fat buildup in the drainage system and help cleaning Investigate if smells are coming through shared ventilation or exhaust Advise on installing odour-blocking covers or backdraft dampers. Would be great if issue can be fixed on the same day…. Prefer someone experienced with apartment plumbing systems. thank you!

toilets have been blocked, we are still able to use plunger and clear out but flush clearly does not go down

1. So I’ve recently moved in to a new place, reckon there is a slight leakage under the kitchen sink. Not noticeable when the tap is running in short period of time.The water leakage under the sink became apparent when the dishwasher is running. Not sure if it’s too high water pressure/ ? pipe blockage overflown/ loosening pipe/ old pipe 2. A new bathroom sink was replaced prior i move in, water leakage found under the sink between the connections of the pipe and the new sink Been told it’s a pretty straightforward job, would be great if a plumber can inspect the pipes and do a quick fix...and ensure the 2nd bathroom/laundry are well too.
